Nothing produced by the Service — including composite scores, verdicts, financial models, module breakdowns, county intelligence summaries, or AI Reports — constitutes investment, legal, tax, regulatory, or professional advice of any kind.
Not a substitute for due diligence
The Service is designed to accelerate and structure your due diligence, not replace it. Before purchasing, financing, leasing, or operating any property, you should consult with qualified professionals, including but not limited to: a real estate attorney licensed in the state where the property is located, a licensed contractor or inspector, a certified public accountant, a licensed insurance agent, a real estate broker licensed in the property's state, and the appropriate county and state regulatory authorities.
Third-party data
The Service incorporates data from Google Maps, the FEMA Flood Map Service Center, the US Census Bureau, ATTOM Data Solutions, and other third-party sources. We do not control and cannot guarantee the accuracy, completeness, or timeliness of third-party data. Property records, flood zone designations, permit status, demographic data, and other auto-filled fields should be independently verified against authoritative, current sources before being relied upon for any material decision.
Financial model assumptions
The financial analysis (Module 5) relies on inputs you provide — purchase price, renovation budget, interest rate, ARV estimate, lease rate, and other assumptions. Outputs are mathematical projections based on those inputs and standard formulas. They are not guarantees, predictions, or promises of any specific financial outcome. Real-world deal performance can and will differ from model projections due to factors including but not limited to: renovation cost overruns, interest rate changes, tenant default, vacancy, regulatory changes, and market conditions.
AI-generated content
The AI Report is generated by a large language model (Anthropic's Claude Opus 4). Large language models can and do produce errors, omissions, outdated information, and misinterpretations. Every AI-generated report should be read critically and independently verified. Do not rely on AI-generated content as the sole basis for any investment, operational, regulatory, or legal decision.
State-by-state scope
The Service supports the residential assisted living market on a state-by-state basis. We currently provide jurisdiction intelligence for Maryland and Virginia, and we add new states on an ongoing basis. For each supported state, the licensing rules, zoning interpretations, county practices, and market dynamics referenced in the Service reflect our understanding of that state's law and practice as of the 'Last updated' date above. If a property you are evaluating sits in a state we do not yet support, you should not rely on this Service without independent verification against the rules of that jurisdiction. Regulations and county practices change in every state; always verify current requirements with the relevant state and local authority before acting.
No guarantee of licensing outcome
A 'Strong Deal' verdict, a high composite score, or a favorable county rating is not a guarantee that any property will receive or retain an assisted living license. Licensing decisions are made solely by the applicable state licensing authority (for example, Maryland's Office of Health Care Quality or Virginia's Department of Social Services, Division of Licensing Programs) and the relevant county or local authority, based on their own criteria and current regulations.
